FAQ

Q – WHAT MAKES AN ACRE HOME SO DIFFERENT?

Just about everything! We have reconsidered homes from the ground up, and imagined what  a home should be without the limitations of the status quo.  Imagine that every element of a home – from layout to wall materials to wiring to construction – is 20%-80% more advanced and efficient than the standard. This completely transforms the home.

Acre’s holistic approach creates a more complete home. The differences may appear subtle on the surface, but make a profound difference in how our homes function, and how you live in them.

  • Space-efficient, material-efficient layouts
  • Advanced building materials
  • Healthier, more comfortable spaces
  • Flexible layouts that adapt with families
  • Integrated technology that impacts daily life
  • Production-style thinking for continuous improvement

Q – EXPLAIN ACRE’S FIXED DESIGNS.

Offering a series of fixed plans allows us to sweat all the details. We build hundreds hours of design into each Acre home, optimizing our plans for efficiency, function and flow. As with your car or phone, focused product development helps us deliver a refined, high-performance home that can meet stringent ZeroEnergy and quality demands. This allows us to deliver vastly better homes at reasonable price points. For these reasons, we do not offer customization. You can, however, choose from design options that have been carefully curated by our team of experienced designers.

Q – WHAT ARE MY DESIGN OPTIONS?

Choose from two design series, A or B, in two editions, Baseline or Skyline. Similar to buying a car, you’ll be able to configure interior finish choices, exterior materials, technology packages and a la carte options such as garages and EV charging. To see the full range of options, request our Product Guide.

Q – ARE YOUR HOMES PREFAB? MODULAR? MANUFACTURED?

Acre utilizes a hybrid approach. We provide an advanced flat-pack system that can be constructed in about half the time of a conventional home. Some of the components – like our zeroBOX utility core – come pre-assembled, and the rest is designed to assemble rapidly on site. In this way we deliver a high-quality, site-built home.

Q – WHAT MAKES AN ACRE HOME SO AFFORDABLE?

We design with material-efficiency and time-efficiency in mind from the outset.  Acre layouts generate little waste and function with smaller, more affordable mechanical, electrical & plumbing (MEP) systems. The home can be constructed in about half the time of a typical build, saving significant labor costs. By streamlining the design process, we gain advantages in scale and repeatability.  Acre’s ultimate goal is to provide a competitive ZeroEnergy solution for home buyers nationwide.

Q – WHAT MAKES AN ACRE HOME SO EXPENSIVE?

It’s all a matter of perspective!  Acre homes provide unmatched performance, turnkey construction, and integrated automation. This level of design, finish and quality is typically found at much higher price points.

There have only been about 1,000 ZeroEnergy homes built in the U.S. over the last 10 years – and almost all are custom, complicated, and expensive. We let you join the Net Zero club for much less.

Q – WHAT DOES THE PRICE INCLUDE?

  • Construction of home itself, minus foundation.
  • Building materials: walls, roof, windows, doors, HVAC equipment, etc.  All of the basics that make a home, a home.

Q – WHAT DOES THE PRICE EXCLUDE?

Site costs and foundations are different for every project. We’ll help prepare a customized bid for:

  • Foundations
  • Clearing & Grading
  • Driveways, Walkways and other Site Improvements
  • Utility Connections
  • Planning, Permitting & Impact Fees

Q – WHAT DOES THE PROCESS LOOK LIKE?

A reservation secures your spot in line with an approved Acre Builder.

Once your project is ready for kickoff, select your exact plan and options. As part of Pre-Design services, Acre will perform code research, site your home and design the foundation. We will procure the necessary survey and geotechnical reports, and schedule a site visit to confirm details and exact building location.

Acre will prepare necessary submittals for Planning and Design Reviews, as well as construction drawings to obtain a building permit.

We’ll then assist the local builder in constructing the foundation, and deliver a series of containers with all materials and products needed for the home.

Q – WHO BUILDS THE HOME?

Acre homes are built by select, licensed builders that have decades of experience in the respective regions in which they work. They have been trained in how to assemble our unique homes and meet our stringent quality standards.

Acre provides technical and quality support for our builders, ensuring the home meets our standards, and yours, and performs as designed.

Q – HOW LONG DOES THE PROCESS TAKE?

Planning Reviews, Design Reviews and Permitting can take several months, and vary widely by location. The extent of site development also impacts the overall schedule.

Depending on selections, construction of the home itself will take about 3 to 4 months once foundations are complete. Exact schedule will be determined with the local builder.

Q – WHAT ARE THE BUYER’S RESPONSIBILITIES?

  • Reservation payment.
  • Land that meets the requirements below.
  • Financing, secured before Pre-Design kickoff (our homes are site-built, so conventional construction loans are typical).
  • Fund Pre-Design account for necessary site design, code research, surveys, etc.

Q – WHAT ARE THE LOT REQUIREMENTS?

  • Buildable Area: Lot size should accommodate the home, and features like garages and driveways, within site setbacks. See floor plan downloads for each home’s dimensions. Buildable area must be free from easements or other building restrictions. We will confirm the layout during the Pre-Design Phase.
  • Topography: Flat Lots are ideal. The most affordable foundation type is slab-on-grade, though we can build on piers, basements, or perimeter foundations. Sloped lots, or build sites with challenging access, will require custom foundations and incur additional cost.
  • Solar access: South or Southwest roof orientation is best for PV install. We can help you evaluate your lot, or in certain areas you can use Google’s Project Sunroof.
  • Site Prep: Sites must be cleared of trees within 10′ of planned home perimeter. If there are special trees you’d like to preserve, please discuss the feasibility of this with your local Acre builder.
  • Site Access: Materials arrive on a 53′ semi truck. Consider whether roads, power lines, low trees, etc. permit this. Sites with challenging access will require special equipment & labor, and incur additional fees.

Also determine whether your property is subject to planning regulations, design review boards or historical district constraints. Sometimes these regulations dictate square footage minimums or maximums, exterior materials, PV installs, garage placement or other design factors.

Q – HOW DOES ACRE DEFINE SUSTAINABILITY?

Acre takes a holistic approach that encompasses the home’s DESIGN, CONSTRUCTION and DELIVERY METHOD.

DESIGN

We start with an efficient floor plan and a tight building envelope, which has a domino effect, allowing us to reduce energy loads and system sizes throughout the home. We take advantage of sunlight for passive heating, and use ultra low-flow plumbing fixtures. We use advanced materials like phase change material (PCM), which passively balances heating and cooling loads. All of this allows Acre homes to use Zero Energy and 70% less water than typical homes.

CONSTRUCTION

Our layouts consider standard material sizes, generating very little construction waste. We configure the home to limit materials like ductwork, wiring and plumbing runs, which in turn boosts efficiency.

DELIVERY

Finally, our production method utilizes existing resources – local builders and equipment – to site-build Acre homes. This allows us to build homes throughout the country without the consumption of a manufacturing facility and oversized shipping loads.

Q – HOW DO ACRE’S SUSTAINABILITY STEPS IMPACT ENERGY EFFICIENCY?

ZeroEnergy homes produce as much power as they consume year-round.  That means homeowners pay no energy bills.  Our homes are 90% more efficient than standard construction to begin with, and we make up the remainder with a small solar panel (PV) array.

Our airtight building shell prevents air and heat from leaking in or out. We use high-efficiency doors, windows and appliances, take advantage of natural (passive) heating from the sun, and utilize unique materials and heating/ cooling solutions.  All lighting is automated, dimmable LED, allowing for precise lighting levels and unmatched efficiency. Because the home is so efficient, the heating and cooling system can be very small and extremely efficient (3/4-to-1 Ton,  30 SEER with only ocassional use).

Q – WHAT SIZE IS THE PV SYSTEM?

It will vary by home model and based on your lifestyle survey.  Systems will usually range 4-7 kWh.  EV Garage upgrade will add another 3kW.

Q – HOW DO YOU HANDLE POWER STORAGE?

Our homes can run for a day or more on a single Tesla Powerwall, which comes standard in Skyline edition homes, and is an upgrade option for Baseline homes.

Q – HOW DOES NET METERING WORK?

Net metering allows utility customers to generate their own electricity cleanly and efficiently. During the day, most solar customers produce more electricity than they consume; net metering allows them to export that power to the grid and reduce their future electric bills.

Q – CAN MY HOME BE “OFF-GRID”?

It is possible, however it requires a bit more analysis of your usage and how much additional energy storage is needed to support your lifestyle. Please inquire.

Q – HOW DO YOU ACHIEVE WATER EFFICIENCY?

Low-flow water fixtures are standard, including:

  • Nebia showerheads
  • Ultra low-flow faucets
  • Dual-flush Duravit toilets
  • High-efficiency condensing washer/ dryer

Q – DO YOUR HOMES CAPTURE RAINWATER?

Where regulations permit, downspouts can be diverted into rain barrels or under-ground cisterns to be used for irrigation. This is something to discuss with your local Acre builder.

Q – DO YOUR HOMES REUSE GREYWATER?

Greywater is household water from handwashing sinks, tubs, showers or laundry – which can be reused for certain purposes. Where regulations permit, greywater can be used to irrigate, flush toilets, wash cars, or even wash laundry.  Greywater reuse is heavily regulated, and varies widely across the country. It’s something we plan to address in future Acre models.

Q – WHAT IS THE zeroBOX?

The Acre zeroBOX is the home’s modular utility core. It’s a great example of how Acre applies industrial design and product thinking to enhance the home’s architecture. It turns the utility room into a single plug-and-play appliance – and as far as appliances go, it’s pretty sexy.

The zeroBOX contains all your mechanical, electrical, plumbing, PV and home automation components in one place.  It houses all those ugly exterior elements – electric meter and AC/DC shutoffs (which must remain accessible to utility workers and emergency personnel), compressor, and extraneous conduit and wiring – in an attractive enclosure that’s integrated with the home’s design.  The zeroBOX comes pre-wired to install with a few simple clicks, shaving hours of expensive labor off the jobsite and making maintenance a breeze.
